The wax never bonds correctly to the tile and absorbs deep into the grout.This can often times be devastating to the floor. When removing the wax from the tile it will easily come off the tile but be difficult to remove from the grout. When particles of old wax are left behind in the grout it will act like a magnet to dirt,this leaves homeowners with not only a dirty looking floor but also a costly procedure as the wax must eventually be stripped off. Stripping the wax can also open the pores in the grout. If you have a company that even mentions a wax sealer; STOP! Do some research and call an expert.
EFFLORESCENCE IN GROUT- Efflorescence is usually caused by moisture trapped beneath tile. Water could come up through the foundation or caused during a flood. Efflorescence looks like white salts coming through the grout, or could look like hard calcium deposits in the grout. Over time, if not treated, it could cause the grout to deteriorate. We have many tools that we use to treat efflorescence. A compressive estimate will need to be performed to determine the best route to take in treating the tile.
OVER POLISHING PORCELAIN & CERAMIC TILE- Due to the various new porcelain and ceramic tiles that are on the market, there is not an all encompassing answer to treat the different types of tiles. When porcelain or ceramic are over scrubbed, or incorrect chemicals are applied the result can be disastrous.
MOLD AND MILDEW ON PORCELAIN & CERAMIC TILE AND GROUT- Mold and mildew can be caused by moisture under or on top of the tile. Just like any mold/mildew it needs a dark warmer place to grow. For this reason we usually see spots in bathrooms and kitchens. Mold and Mildew can cause illness and/or irritation and should be removed with specialty chemicals as soon as possible.

STEAM CLEANING
-We have an advanced heat and pressure machine that has vacuuming capabilities. Included with the pressure machine we also use an alkaline cleaner that breaks down dirt and solubles. This method has some pros and cons but is by far your most economical choice. When using high pressure heated water you run the risk of opening up pores in the grout. Many times companies with try and use this type of cleaning with porous floors such as Travertine or Saltillo. This is a huge mistake and over time will destroy the natural stone. With ceramic and porcelain (non porous) this method is a cheaper and easier way to get the tile sparkling.
CHEMICAL CLEANING
-Chemical cleaning is the most gentle and effective way to clean and remove dirt and stains. This method is more complex and needs a skilled tech to decipher which chemicals are needed and the education to know how to apply. Chemical cleaning for tile and porcelain is used to remove mold, mildew, grout haze and remove wax sealant.

Honing, a form of polishing, is more commonly performed on a Travertine floor. Honing is a lower level polish providing a satin finish. Most Travertine floors come from the factory with that low shine/hone while most Marble floors come from the factory polished dose not mean all marble or Travertine floors have to stay that way. Whether or not your floor has come from the factory polished or honed we can always customize your marble to a honed or polished finish. When your Marble has been worn for several years, and has developed enough surface scratches to dull the surface, or just plain dirty you might be ready for your Marble to be resurfaced.
Texas Floor Restoration is is able to machine hone your Marble with the use of diamond abrasive pads. This procedure will remove minor scratches and surface abrasions and return the Marble to a like new appearance or in many instances better. If your tired of the honed look you can always choose a polished or higher hone depending upon your tastes and preferences. Marble honing can also be performed with the use of an abrasive compound power also known as ,honing powders and state-of-the-art diamond pads. The most important thing is how you seal your Marble when you're done honing because that's going to keep it looking better for longer.

Marble Cleaning
Our marble cleaning typically involves a intensive cleaner that is very effective, but very gentle on the stone. We are very careful not to get the stone too wet, because any floor can be water logged or flooded. This is very important because water and soap can hurt or damage your floor by penetrating too deep.
There are a lot of other companies that will use surface cleaners which are basically a pressure washer with a vacuum. These machines often open up the pores on soft stones, and for that reason we don't recommend using that on your marble floor.
These machines use between 1200-1800psi at 3 gallons per minute, that is way too much water hitting the floor with too much pressure. The vacuum does not stop the water from penetrating the floor and opening up the pores.
Let me give you example that you might understand: If you have ever pressure washed your driveway or concrete you would have noticed little particles of sand all over you and everything around you. Now we can think that it's dirt but the truth is that it's part of the concrete and you are opening up the pours. That's why after cleaning your concrete it gets dirtier faster and faster unless you seal it. This wil also, in the same way, happen to your marble.
Once your marble floors have been professional cleaned and sealed,the floors should not need maintence for between 1-4 year, depending on traffic and proper sealing. We recommend getting your floors professionaly cleaned as needed, and never wait longer than the recommended maximum of 4 years.

Some of the most popular finishes are polished (a mirror like shine), tumbled (rough), Brushed (worn or textured suface), or honed (matte). Each marble is different, and they varry by color, durability, porosity, and density depending on the quarry that they came from. No two marbles are the same so be cautious when a company has a "one size fits all" answer to your floor cleaning plan.

We also NEVER Recommend using using OxiClean or Mr.Clean Magic Eraser as a cleaner on any type of natural stone. Surface cleaners come in all different shapes and sizes but all do the same thing. Basically a pressure washer and a vacuum combo. Do you want somebody pressure washing your $20,000+ floor?. I warn you against this machine it can and will open all the pours in your Limestone. It works ok for ceramic or porcelain but if you dont have one of those floors I would steer clear.

How long will my floor hold up?
This is a difficult question and the answer depends on many different variables. All floors are different, but for the most part the floor that we work on will be restored to its new state; how long it will stay that way depends on many separate circumstances. For example high traffic areas and areas that are under extreme conditions such as water, direct sunlight, or subject to grease/acid are going to need attention sooner than others.

What is your sealing process?
We use a method described as the top off method. We first saturate the floor to make the sealer penetrate as deep as possible into the floor on the first coat. Then the floor is assessed to determine if another coat is needed. This takes an expert eye to determine if another coat is needed or not. How do I maintain my floor?
Every floor is different and therefore the process of how to maintain them is unique to
each one. Your T.F.R. consultant will give you a detailed instruction on how to maintain
the beauty of your particular floor after your service is completed.
Is there a maintenance package that you offer?
Yes and your T.F.R. consultant would love to go over any details with you about it. We have both a 3 year and a 5 year package at a discounted price.
What type of warranty do you offer?
We do not per say have a certain warranty; we do however stand behind our work. If for any reason you are not satisfied with our work we guarantee that we will make you happy. Customer satisfaction is our specialty and we can guarantee a happy customer every time.
Why wont the water spots on my marble or travertine clean up?
These are not water spots,they are an etching in the surface of the stone. This is a result of an acidic substance coming in contact with it. Contact Texas Floor Restoration and we can remove any “water spots”.
Is the overall process messy and/or dusty?
No there is absolutely no dust from the grinding process due to fact it is a wet grind.
