Concrete floors in commercial spaces don’t need wax or peel-prone coatings. With mechanical grinding and polishing, the finish is in the slab itself—bright, durable, and simple to maintain.

We start with evaluation and testing. We check for coatings or adhesives, map moisture, and look at flatness and hardness. That tells us whether a full polish or a grind-and-seal is the right path and helps us plan the phases around your business hours.

Next comes prep. We remove mastics, paints, and thinsets, protect adjacent finishes, and set up dust containment. Our machines run with integrated vacuums and HEPA filtration for a clean, safe jobsite.

Grinding establishes the canvas. Metal-bond diamonds open the surface and set the exposure: a smooth cream finish, a salt-and-pepper look, or a deeper cut revealing more stone. We correct high spots and blend transitions so carts and foot traffic roll smoothly.

After the initial cut, we apply a lithium densifier. It reacts with the slab to increase hardness and abrasion resistance, helping the surface take a clearer, cleaner polish.

Polishing builds clarity. We move through resin-bond grits, tighten the surface, and finish edges and columns so the perimeter matches the main field. You choose the sheen: matte for low glare, satin for balanced reflectivity, or a higher polish for maximum light bounce.

If color is part of your brand, we can add concrete dyes before the final passes. Most projects also get a penetrating guard to boost stain resistance while keeping the floor breathable—no yellowing film to strip later.

In kitchens, entries, and wet zones, slip resistance matters. We can tune the sheen, add micro-traction, or select a grit-infused sealer for the right balance of safety and cleanability.

Maintenance is straightforward: dust mop or auto-scrub with a pH-neutral cleaner, fresh water, and soft pads. No wax, no strippers, and no recurring coating failures. High-traffic lanes can be burnished or lightly re-polished as needed.

Care Tips

  • Use walk-off mats at entries and keep them clean—grit is sandpaper.
  • Daily: dust mop/microfiber. As needed: auto-scrub with a pH-neutral cleaner (≈7–9) and fresh water.
  • Pads/brushes: soft white or tan pads (or maintenance diamond pads). Avoid black/brown stripping pads.
  • No waxes or acrylic “polishes.” The finish is in the concrete—films will haze and need stripping.
  • Spills: wipe promptly. For grease, use a diluted alkaline degreaser, then neutral rinse.
  • Avoid acids (including vinegar), harsh solvents, and abrasive powders.
  • Tire/heel marks: spot clean; melamine pad or d-limonene cleaner sparingly, then rinse neutral.
  • Furniture/carts: use non-marking wheels and glides. Keep joint fill flush for smooth rolling.
  • Protect during build-outs: use breathable floor protection; avoid taped plastic that traps moisture.
  • Optional burnish (guarded floors) to refresh sheen; frequency depends on traffic and cleaning.
  • High-traffic lanes: plan periodic touch-up polish rather than coating/strip cycles.
  • Grind-&-Seal floors: follow sealer-specific cure times and cleaner list we provide on site.

How does polished concrete differ from a coating?

Polishing is a mechanical process in the slab—no film to peel or yellow. Coatings sit on top and require periodic strip/recoat cycles.

What downtime should we expect?

We phase work to keep aisles open and can schedule nights/weekends. Most areas reopen as soon as we clear and remove barricades—no sticky cure times.
